Can I store my bicycle on the patio or balcony?

No. Bicycles and the like must be stored in your unit or garage. See Article VII Restriction of Use, Section 7.17.

 

Where can we dispose of our Christmas tree after the holidays? Can we put it into the dumpster?

Christmas Trees may not be put in the Dumpster. The Association will be charged an extra fee for any Christmas Tree found in the dumpster. Christmas trees may be recycled at these locations from December 26 January 31. For additional information, contact the Department of Environmental Management at 798-4400.

  • Smith Creek Park off Gordon Road (The Park will be developed later this year so it is not yet on any map. From Gordon Road, it can be accessed from Harris Road).

Where can I get a new parking decal? I bought a new car or my tenants moved out and now I need a new decal.

Contact Joe Denton, TVAM Facilities Manager at 228-8308 or jdenton@camsmgt.com. He will cancel your old decals and provide you with replacements. Youll need identification.

 

What do I do when my garage door opener wont work?

Often, you simply need new a new battery, which can be found at any drugstore or Lowes or Home Depot.

 

Where can I get a new garage door keypad? The TVAM original garage doors were installed by Crawford Door Systems, at 201 Old Dairy Road, (910) 791-4389.

 

What day is our trash collected?

Trash is collected on Tuesdays, on or about 12 noon.

 

Why do some people have small trash bins and some larger? Can I change mine?

All original trash bins were all the large, 95 gallon containers. In 2008 owners were given the opportunity to switch to 40 gallon containers, but it was not mandatory. In 2009, Waste Industries stopped providing 40 gallon containers. Instead, owners may request a 65 gallon container as the smaller choice. To make a change, contact Joe Denton, TVAM Facilities Manager at 228-8308 or jdenton@camsmgt.com. The process takes one to two weeks depending when you make your request.

 

Why has my trash bin suddenly disappeared?

TVAM Rules state that trash bins must be returned to the inside of garages on the same day as trash collection. Bins that are still out on Thursday morning are in violation and are picked up and taken to the Facilities Shop beside the Car Wash. The Owner must contact Joe Denton, TVAM Facilities Manager at 228-8308 or jdenton@camsmgt.com to make arrangements to retrieve the trash bin.

 

What if I need a special trash pick up of large items?

Special pick-up of large items may be arranged by calling the City of Wilmington at 341-7875.

 

What are our Recycling Options?

There are several free recycling centers where anyone may drop off their recycling. The closest drop-off site to The Village at Mayfaire is open 24/7 and is located just over the bridge on Wrightsville Beach at 321 Causeway Drive. New Hanover County has six sites (below). There are two private companies in Wilmington who will pick up recycling at your garage door for a reasonable fee. Ez2Bgreen 547-7827 and Greencoast Recycling 471-7747. *Should you decide to use one of these, you will be entering into a private contract for which The Village at Mayfaire has no responsibility.  The COA assumes no financial obligation or liability.

 

Why does the Association need a key to my unit? Who do I give key to? Can I change my locks?

The association requires a key for emergencies such as a water leak causing damage to your unit from another unit, or vice versa. The Association has the authority to remove the door lock at owner expense, if a need arises to enter a unit and there is not a key immediately available. Be sure that Joe Denton, TVAM Facilities Manager, has a copy of your door key. Contact Joe at 228-8308 or jdenton@camsmgt.com. It is your right to change the locks; however, you must provide a key to your new lock to the Association.

 

Can I put a sign up to show that my condo is up for sale or for lease?

Signs are prohibited by our Declaration (Article VII, Restrictions on Use, Section 7.13 Signs). This is the trend in most multi-family communities across the nation.

 

How can we change the rules?

It requires 51% of the membership to vote yes to approve a change to the rules.

 

How can we change something in our Declarations?

It requires 67% of the membership to vote yes to approve a change to the Declaration.

Depending on the type of change, approval may be required from each lender with mortgaged property at TVAM.

 

Why arent all of the bulbs used in the common area candelabras?

There are two reasons that a bulb has been removed from each light fixture. Residents complained that buildings were too bright at night. And, the Association realizes significant electricity and bulb savings by replacing fewer bulbs.

 

How do we get burned out light replaced in our buildings stairwell or in our landscaping?

Why arent pets allowed on elevators?

There are several reasons that animals are not allowed on elevators. Dogs cause corrosion and rust spots to elevators by touching their noses or tongues to the doors. Also, it is not a matter of if but when accidents will occur which will cause unsanitary conditions and odors that are not easily resolved. Also, TVAM does not have staff to clean up an accident except between 8-5 on Monday - Friday. Finally, some people are highly allergic to animals and do not want to be subjected to pets in the enclosed area of the elevator.

 

How much insurance should I buy for my condo?

Refer to Insurance Recommendations under the heading Documents on the TVAM Website. The same information should be in the Archives under the Heading Executive Board Updates.

 

What were we supposed to receive from the prior (or current) owner if we just purchased or leased their unit? Where do we get replacements and are their charges?

You should have received 2 key fobs to access the amenities, 6 temporary parking tags, 2 mailbox keys and a number for your mailbox. For key fob replacement or parking passes, contact Joe Denton, Facilities Manager at 228-8308 or jdenton@camsmgt.com. There is a $50 replacement fee per key fob (see specific instructions under Documents link on TVAM website). At present, there is no fee for parking passes. A new lock for mailbox keys is a private arrangement for the homeowner to make with a handyman.

 

What can we do with our trash if we visit only on weekends or between trash pick ups?

There is a small dumpster by the carwash (behind two large doors) that may be used for those who travel or for those who are moving in or out. Trash cans that are left out beyond the Thursday evening deadline are removed by the Facilities manager and must be picked up by appointment.

Many residents with your similar situation do away with the trash can and throw away their trash bags at the dumpster by the carwash on their way out of town.

 

What can I do if a car is parked on my parking pad, blocking my garage?

The unit owner has the right (per TVAM Rules and Regulations) to have the vehicle towed from this spot only. Some owners will honk their horn loudly for a period of time which often brings out the person who has improperly parked on your pad. Some owners will leave a note on the windshield of the improperly parked vehicle before immediately towing. If the vehicle has the required parking sticker displayed and it is during regular working hours, the Facilities Manager may be able to help; he can identify the owner by the parking sticker number and have a contact number or can tell you which units door to knock on.

 

Why was my child approached and told that he cannot skateboard or ride his scooter?

TVAM rules and regulation state specifically no skateboards or scooters are allowed; it is a safety issue.

 

Who put a green sticker on my boat or trailer warning that it would be towed in 24 hours?

This is the part of the enforcement duties required of the Facilities Manager. Per TVAM rules and regulations, No boat, camper, trailer, motor or mobile home, jet skies or similar type vehicles will be permitted on the premises (other than in the garage, which garage must be closed such that the recreational vehicle cannot be seen from the exterior of the garage

 

Who put a warning sticker on my truck because it has my companys name on it?

This is the part of the enforcement duties required of the Facilities Manager. Per TVAM rules and regulations, No commercial vehicles, limousines, vehicles for hire, wreckers, vehicles with ladder racks or ladders on them, and oversized vehicles will be permitted to park in The Village at Mayfaire other than temporarily for services provided to residents, such as plumbing and cleaning.

 

What should I do when my neighbor is too loud?

Everyone has the right to quiet enjoyment of his or her residence. There are several options for help with a noise problem. For an immediate remedy, call or knock on the door of the neighbor and ask politely for the noise to be quieted. If the incident occurs after 10:00 PM on weeknights or 11:00 PM on weekend nights, the non-emergency police line may be called at 343-3600. If it can wait until the next day, an email complaint may be sent to CAMS at tvam@camsmgt.com stating the date, time, location and other pertinent details; CAMS will send the unit owner a letter informing them that there has been a complaint and action must be taken.

 

How can we get help with speeding in our community?

The Wilmington Police Department has advised us to phone the non-emergency police line and request extra police presence. Note that there is a safety issue with residents walking with strollers and pets, children playing outside, etc. The more phone calls they receive, the stronger police presence will be.

 

What must I do if I want to renovate or add something to the inside or outside of my unit?

For any modification, owners must submit an Architectural Request form. The form and procedures may be found under the Documents heading on the TVAM website.
